What benefits do we receive from being an owner at Kelling Heath?
You will receive 8 named passes providing free entry to the Health and Fitness Club and offering 10% discount on food and drink in the Forge & Terrace Bars and Restaurants, Pizza on the Square and 10% off all products (excluding tobacco and gas) in the Village Store, all on production of your Health & Fitness Club card.
All the facilities and activities at Kelling are available for you to use, some do require a small payment.
We provide events for owners throughout the year, these have included wine tastings, speciality themed evenings and the popular end of year Dinner Dance.
Golf at Sheringham - we are offering a corporate membership package to Sheringham Golf Club, allowing Holiday Home Owners to play this prestigious links golf course free of charge (subject to availability, terms and conditions apply. Golfers must be in possession of a WHS® HANDICAP CERTIFICATE).
What charges will we have to pay?
The annual charges for plots at Kelling Heath in 2021 are:
Silver Plot £5,625
Gold Plot £6,250
Platinum Lodge Plot £6,850
This covers the plot fee, water, sewerage and business rates and includes VAT where applicable.
You will be required to have insurance cover and we can provide a competitive quotation offering excellent cover.
Electricity is charged annually per units used, gas is charged per bottle.
What is our Security of Tenure?
The length of Licence Agreement term offered is determined by the holiday home size and price and whether the unit is new or used.
New holiday homes from the date of
A Licence Agreement term of fifteen years for caravan style units.
For the larger lodge style units the length of the Licence Agreement term is dependent on the size and price of the unit purchased and can be from twenty years up to a maximum Licence Agreement term of fifty years.
Used holiday homes:
Where a used holiday home is purchased, the date of first purchase of the unit is used to determine the length of Licence Agreement offered. This will be the unexpired period remaining of the term originally granted at the date of the unit's first purchase.

Are you open all year and can we live here?
Our standard priod of opening is for 10 months from mid February to mid December. For an extra fee we do offer an extended season option from mid December to early January.
Outside of these periods you are not permitted to use or stay overnight in your holiday home.
We will ask you to provide a named copy of your most recent council tax bill confirming your permanent residential address in the Mainland UK.
Can we hire out our Holiday Home?
Yes, however this is a private arrangement between the owner and guest. You are required to show that it is safe by the annual provision of portable appliance testing, electrical testing and gas safety certificates; we can arrange these on your behalf. All hirers are bound to comply with the rules of the park.
Are pets allowed in our Holiday Home?
Yes they are. A maximum of two dogs are permitted and they must be kept on leads at all times when taking them for walks around Kelling Heath.
Certain breeds of dog are not permitted on Kelling Heath in order to maintain the safety and wellbeing of all of our guests. These are: Pit Bull Terrier, Japanese Tosa, Dogo Argentino, Fila Braziliero or a cross breed of any of the breeds shown. If You are in doubt about whether your dog will be permitted, please contact the Park prior purchasing a holiday home. Dogs must be on a lead at all times and must not be left unattended. The Company reserves the right to require anyone who brings a dog onto the Parks (whether or not of the breeds referred to above) which is considered a nuisance, or is affecting the comfort of other guests, to remove it from the Park.
What is the choice of Holiday Homes?
New Holiday Homes: Choose from Woodland Lodges, Twin holiday homes or Traditional Caravan Holiday Homes
Used Holiday Homes: As well as new holiday homes, Kelling Heath can offer a range of pre-owned homes. These established holiday homes not only come with a tempting price tag, but can often include some of the comforts from home already in place and ready for your enjoyment.
What are the plots like?
There are a wide variety of plots at Kelling Heath and some of the style options to consider include:
Larger or Smaller
Open or Enclosed
Private or Public
Shady or Sunny
Near through roads or on quiet cul-de-sacs
More deciduous trees or pine based tree growth
Closer to the Park centre or a fair distance away
More understory or more open ground
