Managing your purchase

A Holiday Home is a major purchase and requires specific processes and compliance/maintenance to ensure that the process is as stress-free as possible and make the most of your purchase.

The team have extensive knowledge of Holiday Home purchasing and are able to answer any questions you may have, provide you with all relevant information about the Holiday Home you are purchasing and the Park.  This would include all fees and charges, licence terms and Park rules.

Prior to proceeding, we do ask prospective purchasers for proof of identity and address.

Our FAQ’s section to the right of the page provides useful guidance.

When it comes to funding your purchase, if finance is required, we don’t get involved in introducing prospective purchasers to loan providers. If you do require funding then it may be helpful for you to speak to your bank or financial advisor about the options that may be available and best suited to you.

If you are interested in subletting, to help fund your payments or for return on investment, you are able to do so. Subletting at Kelling Heath is a private arrangement between our owners and their customers. There are some safety requirements and rules that must be followed and our Owners Services team can provide you with information about the steps you need to take before letting your Holiday Home.

Ownership of a Holiday Home here entitles you not only to enjoy this lovely location but also a range of other benefits, which include:

Please contact the sales team for the current site fees.

An annual site fee which is inclusive of water, sewerage and business rates.

Electricity is charged twice yearly per units used, gas is charged per bottle.

Periodic gas and electric safety inspections.

Once purchased all Holiday Homes at Kelling Heath must be insured.

The length of Licence Agreement term offered is determined by the Holiday Home price and whether the unit is new or pre-owned.

New Holiday Homes from the date of first purchase:
New caravan Holiday Homes £115,000 and under will have a 15 year licence, and new caravan Holiday Homes £115,001 and over will be on a 20 year licence.  Twin/Lodges will have a licence of between 35-50 years depending on size and price.

Pre-owned Holiday Homes:
Where a pre-owned Holiday Home is purchased, the date of first purchase of the unit is used to determine the length of Licence Agreement offered.  This will be the unexpired period remaining of the term originally granted at the date of the unit’s first purchase.

The Holiday Home Sales Team will be pleased to advise the length of Licence Agreement for any Holiday Home available for purchase at Woodhill Park, please contact on 01263 589 900.

Our standard period of opening is for 10 months from mid-February to mid-December.  Some years we offer an extension to the season until 2nd January, this is chargeable.

Outside of these periods you are not permitted to use or stay overnight in your Holiday Home. However, you are still welcome on Park during the day.

We will ask you to provide a named copy of your most recent council tax bill confirming your permanent residential address in the UK with all owners names detailed at the time of purchase and this will then be required to be presented on an annual basis.

You are strictly not permitted to live at Kelling Heath, ownership is for Holiday use only.

Yes, however this is a private arrangement between the owner and guest. You are required to show that it is safe by the annual provision of portable appliance testing, electrical testing and gas safety certificates; we can arrange these on your behalf. All hirers are bound to comply with the rules of the Park.

The unique environment of Kelling Heath means that Holiday Homes enjoy their own individual plots.

Our unique Pitch Design and Management Guide offers guidance on how to maximise the enjoyment of your chosen pitch by following simple steps encouraging native species of plants to thrive helping attract wildlife.

Please ask a member of the Sales Team about this unique initiative.

Yes they are, a maximum of 2 per plot.  However we request that dogs be kept on leads throughout the Park and must not be left unattended.  Dogs can roam free on the Plot if fully enclosed with fencing.

Certain breeds of dog are not permitted on Woodhill Park in order to maintain the safety and wellbeing of all of our guests.  For an up to date list of breeds please contact reception.

All part exchanges are subject to age, specification, history, and mileage.  We can also provide a price on many motorhomes.
