Managing your purchase
A Holiday Home is a major purchase and required specific processes and compliance/maintenance to ensure that the process is as stress-free as possible and make the most of your purchase.
The team have extensive knowledge of Holiday Home purchasing and are able to answer any questions you may have, provide you with all relevant information about the Holiday Home you are purchasing and the Park. This would include all fees and charges, licence terms and Park rules.
Prior to proceeding, we do ask prospective purchasers for proof of identity and address.

When it comes to funding your purchase, if finance is required, we don’t get involved in introducing prospective purchasers to loan providers. If you do require funding then it may be helpful for you to speak to your bank or financial advisor about the options that may be available and best suited to you.
If you are interested in subletting, to help fund your payments or for return on investment, you are able to do so. Subletting at Kelling Heath is a private arrangement between our owners and their customers. There are some safety requirements and rules that must be followed and our Owners Services team can provide you with information about the steps you need to take before letting your Holiday Home.

The site fee, water, sewerage and business rates, this is plus VAT where applicable.
Electricity is charged twice yearly per units used, gas is charged per bottle.
Once purchased all holiday homes at Kelling Heath and Woodhill Park must be insured.
The Sales Team will be able to discuss this with you and provide a quotation for your chosen holiday home. In doing this we will be acting as an Appointed Representative of Bspoke Lifestyle Ltd.

The length of Licence Agreement term offered is determined by the Holiday Home size and price and whether the unit is new or pre-owned.
New Holiday Homes from the date of first purchase:
New caravan Holiday Homes 12ft wide will have a 15 year licence, 13 & 14ft wide Holiday Homes will be on a 20 year licence and Twin/Lodges range from 35 to 50 years dependent upon price.
Pre-owned Holiday Homes:
Where a pre-owned Holiday Home is purchased, the date of first purchase of the unit is used to determine the length of Licence Agreement offered. This will be the unexpired period remaining of the term originally granted at the date of the unit’s first purchase.

Our standard period of opening is for 10 months from mid February to mid December. For an extra fee and where applicable, an extended season option from mid December to early January may be offered.
Outside of these periods you are not permitted to use or stay overnight in your Holiday Home. However, you are still welcome on Park during the day.
We will ask you to provide a named copy of your most recent council tax bill confirming your permanent residential address in the UK.
Yes, however this is a private arrangement between the owner and guest. You are required to show that it is safe by the annual provision of portable appliance testing, electrical testing and gas safety certificates; we can arrange these on your behalf. All hirers are bound to comply with the rules of the Park.
There are a wide variety of plots at Kelling Heath and some of the style options to consider include:

Near through roads or on quiet cul-de-sacs
More deciduous trees or pine based tree growth
Closer to the Park centre or a fair distance away
More understory or more open ground
